Some suggestion for happy cooperative living at 17 Kennebec Street.
The walls are plaster and fragile. Be kind to them. Please check with me before hanging pictures or posters or starting decorating projects. Do not hammer nails into the walls or use tacks or art gum.
Keep the shower heads pointed down. If water is sprayed directly on the tub surround, water will leak through and down to the floor below. Also make sure the shower curtain prevents water from leaking out at the sides. And the usual sort of things like, don't leave water all over the floor for the next person to walk in - try drying off in the tub.
Quiet hours are before 9 AM and after 10 PM. That does not mean you can not listen to music after 10 PM, but keep the volume down and reduce the bass (getting your speakers off of the floor will help). Keep in mind that the neighborhood is dense; your outside noise will be more disturbing than you think. After 10 PM be mindful of talking in the hall and in general be respectful that others may be trying to study or sleep.
7. An occasional visitor is welcome, however, as the Dutch, the Deutsch and Ben Franklin once said, fish and visitors stink after three days - that's the limit for nonpaying visitors. Please check with me before they come. The house can only tolerate one set at a time. This isn't a free laundry service. If your guests have a mountain of laundry, they should expect to take their laundry to the Laundromat.
8. The washer and dryer are available for use in the basement. Of course, use the coolest possible settings for water temperature (warm and cold work well for me), check the water level settings, and try to wash full loads to conserve energy and water. Limit dryer time to 40 minutes.
11. No smoking on the property. At all. Not with your hand and cigarette outside. Not on the porch, not on the back steps. If you or a friend smokes, don't leave your butts on the ground - anywhere. There is a can on the front porch for butts but as a rule, please dispose of your butts in a proper receptacle. Please make sure your visitors know this as well. I also don't permit smoking on the street in front of my house but the cemetery down the street seems to be an appropriate place.
14. In-room appliances. You may use items such as a television, radio, computer and monitor in your room, provided you turn these items off when not in use. Before using ANY other appliances, check with me. Some appliance will require an additional monthly fee when used and some have a high electrical draw unsuitable for the wiring. These include microwave, toasters, hotplates, refrigerators, heaters and air conditioners.
16. Alcohol and underage drinking. I'm not the police, and I think if you can vote for the president, make life and death decisions while serving in the military, and die in the process, you ought to be able to drink a beer! On the other hand, Kennebec Street is not a place where underage drinking parties are permitted or drinking parties in general. No Police Beat! As in so many things, be appropriate, be discreet. Beers watching the game or a movie is one thing, chugging is another.
I hope this doesn't sound too rule-ish. Some of these items are obvious to most people, but I feel it is better to have things up front so there are no misunderstandings.
